Solar PV panels
Almost all the electricity is provided by the zero emissions vertical solar farm, where solar PV panels are incorporated into the structure of the building, harnessing the sun’s energy without generating any waste products to pollute the environment or disrupt the climate.
Ground and air source heat pumps
Additional warmth is provided through ground source heat pumps which absorb underground heat to provide heat and hot water throughout the building. Air source heat pumps cool the building, with heating and cooling functions all controlled by smart thermostats.
Innovative insulation solutions include triple glazed windows, whilst the walls offer the very best in thermal and noise insulation.
Renewable energy harvested from the building is stored during the day for use during the evening, so that little or no energy will be needed from the grid. In addition to reducing the carbon footprint, this also results in significantly lower energy bills.
Electricity usage is minimised through highly efficient LED lighting. Built in motion sensors automatically switch lights off when rooms are empty.
A beautifully landscaped roof garden provides a delightful green open space for relaxing, with spectacular uninterrupted views of the Chiltern Hills and Boxmoor.
A residents’ quiet reading zone, ‘The Library’, offers a decked area with electrical points and educational boards.
The building’s natural ventilation system combines the clean air produced in the stunning internal arboretum which keeps in radiant heat and creates a greenhouse effect to provide fresher, purer air throughout.

Vehicles are safely tucked away underground in the state of the art automated car parking system, which houses spaces for up to 319 vehicles securely below ground. Similar technology found in the Shard
Robotic parking eliminates the need for anyone to enter the car park, so driver, passenger and vehicle safety is assured.
With this cutting edge mechanical parking technology, lighting and air movers are not required and the significantly shorter vehicle idling time ensures that emissions are minimised, resulting 80% less CO2.
Vehicles are retrieved within just 45 seconds - so much faster than a traditional multi-storey car park.

Residents can access a choice of 5 electric pay as you go vehicles, stored and charged on site.
With dedicated electric car charging points and car parking for the electric vehicles, residents will have a selection of vehicles for short and longer trips. Paying a nominal amount for the mileage, residents will enjoy significant savings compared to full car ownership costs.
Residents will be offered the opportunity to rent out their parking space to generate additional income (terms and conditions apply).
Electric bicycles will be provided for those short hops into the town centre and the surrounding amenities.
